Bjuying A Home In 2012 Is A Great New Year's Resolution by Tolbert Rowe

If buying a house in 2012 is one of your New Year’s resolutions you may be making one of the best decisions of your life.  Prices are reasonable, interest rates are low and the inventory of available homes will grow as the year progresses.

 

Yes, the selection of homes will be the best it has ever been because Fannie Mae and Freddie Mac will release several hundred thousand homes to the market this year.  They have been reluctant to flood the market with their inventory because of the possibility that it could lead to further price deterioration.

 

To add to this many lenders have delayed moving forward with the foreclosure process because some judges have nullified foreclosure sales because of missing links in the foreclosure legal chain.  Some delinquent homeowners have been able to live in their home for as much as 1.5 to 2 years because of this hesitation.  Some sales of homes that lenders have bought back at a foreclosure have been delayed because of the lenders inability to be able to convey “free and merchantable” title to the buyers.

 

Many lenders were caught in the “robo signing” disaster that has all but paralyzed the once fluid foreclosure process.  “Robo signing” occurred when certain individuals responsible for certifying the proper implementation of the foreclosure process by lenders systematically okayed hundreds if not thousands of cases a day, a virtual impossibility for a single person to do.

 

What does all this mean to someone considering purchasing a home?  How will these factors make it easier to purchase a home?

 

The obvious market factors of low interest rates and good inventory might be considered good enough to motivate buyers.  But I would argue that an increase of homes on the market, a larger inventory will stimulate many buyers to act in the future.  Reasonably priced homes, priced aggressively to sell will begin to change buyer’s mentalities.  We are beginning to see homes in the mid $100,000’s attracting the attention of multiple buyers, to the extent that some homes are seeing several offers being made at the same time.

 

As to the question of how these factors will make it easier to purchase a home, the answer really lies with getting prequalified for a mortgage.  For some the ease of the process will not be there because of income or credit issues.  But many others will find that there are mortgage programs available that can put you in a new home with very little of your money.

 

The Rural Development Program, (RD) will provide 100% financing and it will allow the seller of the property to pay some, if not all of the closing costs.  It is an income-restricted program based on family size and the limit starts at $94,000 and moves up from there.

 

If you are a veteran, the VA Loan Program provides the same benefits as the RD program and can be slightly more lenient when it comes to credit requirements.  All you need for proof of eligibility is a copy of your VA eligibility Certificate that can be easily accessed on line with information from your DD214.

 

If you are not eligible for either of these programs, because income is too high or you are not a veteran, the FHA 203(b) program is available.  It does require a down payment of 3.5% of the purchase price that must come from the borrower’s funds, and the seller with certain limitations may pay the closing costs.

 

None of these programs require you to be a first time homebuyer.  You are eligible for the RD program as long as you do not own any other real estate at the time you are closing on the home you are purchasing.  This means that you could be eligible for the program if you have a contract of sale on your existing home that is not a short sale and you will not be receiving more that 20% of the purchase price of the home you are buying as net proceeds from the sale of the existing home.  You must go to closing on the house you are selling before you settle on the house you are buying and the same day is just fine.

 

The FHA and VA program will allow you to own other property under certain circumstances.

 

Family members who wish to help someone purchase a home can assist in several ways.  The most common yet most difficult way is to co-sign the mortgage with them.  This is not allowed under the RD or VA program but can be done with the FHA program. The occupant borrower is required to have acceptable credit and must have a significant percentage of the income necessary to qualify.  There are many strings attached to FHA co-signed loans.  Suffice to say that it can be done but there are many hoops to jump through.

 

The way for a family member to assist that is acceptable by all mortgage programs, including conventional, is a monetary gift.  Properly documented and transferred from donor to recipient gifts are the most widely used of all mortgage programs for first time buyers.

 

The donor must affirm via a Gift Letter or Gift Affidavit that they are giving the funds to the named recipient and no repayment is expected or implied.  This is especially beneficial to those buyers who are not eligible for the RD or VA programs and must use the FHA program.  Or, for those buyers using the RD or VA program and the seller has not agreed to pay closing costs.

 

So, as you can see for these reasons the real estate market in 2012 will be a “Perfect Storm” of factors coming together to make for a very bright and sunny future for those who want to buy a home.  Great rates, reasonable prices and an inventory of homes that will be changing daily will make for some great opportunities.

Simple Fire Safety Tips Save Lives!

A house fire at any time can put the lives of you and your family in jeopardy.  Yet, fire experts say you can dramatically reduce the deadly effects of a potential fire with just a few safety tips.  Here is how to make sure you are prepared in the event disaster strikes:

1)  Make sure your house number is visible from the street so emergency vehicles can find you.  Consider using oversized reflective or illuminated numbers at the curb.  Preferably next to your mail box.

2)  Install smoke detectors in places where they will activate in time for you to save yourself and family.  This is usually within a foot of the ceiling.  Make sure they are tested monthly by pressing the 'test' button, and replace batteries at least once a year,  Don't rely on the alarm to make an intermittent 'beep' to change the batteries.

3)  Create a fire escape plan with an emergency route for each family member's bedroom.  If bedrooms are on the 2nd floor, purchase a simple chain ladder for escape from windows .  Arrange for a safe family meeting place outside the home in the event fire strikes.  This way, you'll know instantly which family members are accounted for.

4)  Place an adequately sized fire extinguisher near the kitchen area of your home.  Also, place one at the opposite end of the home.  Most homes use undersized extinguishers.  Even if a small fire breads out, you'll want all the suppression you can get.

5)  Remove all weeds, tree branches, leaves and litter away from the perimeter of your home.  Put a screen on your fireplace and keep it closed at all times.  It's best to sleep with your bedroom door closed to give yourself more time to escape in case of a fire.  And teach your children what to do if their clothes catch fire:  Stop, Drop and Roll.

HOW TO GET TOP DOLLAR WHEN YOU SELL YOUR MARYLAND PROPERTY

The best chance for selling your Maryland property is within the first six weeks.  Studies show that the longer a property stays on the market, the less the seller will net.  Below are five main factors to accomplishing this goal.

 Pricing Factor:

 It is very important to price your property at a competitive market value right when you list it.  The market is so competitive that even over-pricing by a few thousand dollars could mean that your house will not sell.  Your first offer is usually your best offer.  Here are reasons to price your property at the market value right from the start in order to net you the most money in the shortest amount of time. 

An over priced home:

  • Minimizes offers
  • Lowers showings
  • Lowers agent response
  • Limits financing
  • Limits qualified buyers
  • Nets less for the seller

 If you are unwilling to list at a competitive price, you would be better off not putting it on the market at this time.

 Clean Factor:

 Most people are turned off by even the smallest amount of untidiness or odor when buying a home.  Sellers lose thousands of dollars because they do not adequately clean.  If your house is ‘squeaky-clean’ you will be able to sell your home faster and net hundreds, if not thousands of dollars more.  Since you are planning to move, why not get rid of that old junk now so that your house will appear larger?  Make more space.  Odors must be eliminated especially if you have dogs and cats or if you are a smoker.  You may not notice the smell, but the buyers do!  Most agents have a difficult time communicating to their sellers about odor.  If you employ an agent to get the most amount of money for you, do not take offense if they confront you about odor problems.

 Access Factor:

 The best way to show a house is to have a key lockbox installed at your home.  When your home is being shows, you should do the following:

  • Keep all lights on
  • Keep all drapes and shutters open
  • Keep all doors unlocked
  • Take a shore walk with your children and pets
  • Let the buyer be at ease and let the agents do their job

 Paint and Carpet:

Paint is your best improvement investment for getting a greater return on your money.  Paint makes the whole house smell clean.  If your carpet is worn, dirty, outdated, or an unusual color, you may need to seriously consider replacing it.  Many houses do not sell because of this problem.  Do not think buyers have more money than you do.  They do not.  They simply buy elsewhere.

 Front Yard Factor:

 Your front yard immediately reflects the inside condition of your house to the buyer.  People enjoy their yards.  Make certain that the trees are trimmed so the house can be seen from the street.  Have the grass mowed, trimmed and edged.  Walkways should be swept.  Clean away debris and toys.  Remove parked cars.  If it is wintertime, make sure all walks and driveways are clear of snow and ice.  Finally, if the roof has those ugly stains call a professional to clean it. If the buyer doesn't like the outside, they may choose not to go inside.

Do's and Don'ts of Staging your Home for Sale

Do’s and Don’ts Staging Tips for Home Sellers

Do’s

  • Pick up Home Decorating magazines.  Mark pages with low-cost ideas that will make your home up-to-date
  • Invite a friend or real estate agent over.   Listen to their ideas and be prepared for some constructive critisim.  Wouldn’t it be better to hear it from them rather than from prospective buyers?  Go room-by-room with a legal pad and take notes.  Depending on how much time you have available for an update or makeover,  you will need to prioritize and figure out what will give you the biggest return.  Do this at least two months before you put your house on the market.
  • Stage a home office if you don’t have one.  They are not a trend; they are required for today’s homebuyers.  Many folks today work from home part or full time or just want space where they can organize their life and place their computer.  This could be an extra bedroom, actual office or just an unused corner somewhere in the house. Make sure there is ample electric, telephone and cable supply.
  • Focus on living spaces.  These are areas where the majority off families spend their time.  Place a side table and a floor lamp next to a comfortable chair as a reading corner.  Float sofas and coffee tables away from walls for a designer look.  Use area rugs to anchor furniture groupings on wood floors.  Remove all but a very few family photos.  Pack away most of the figurines and small knick-knacks.  Remaining decorative items  should be no smaller than the size of a basketball.  Goupings of candles placed on the mantle or coffee table are ideal.
  • Kitchen:  Put away all dish towels, receipe boxes, barrels of cooking utensils, excess cooking machines and cookbooks.   Preferrably put new hardware on cabinets.  CLEAN OFF EVERY THING ON THE REFRIGERATOR DOOR.  NO MAGNETS, PICTURES OR CHILDRENS HOMEWORK!  Clean off window sills and organize cabinets.  Shelves and drawers cramed full  of ’stuff’ give the impression there isn’t enough storage space. 
  • Now lets address the bedrooms and baths.  Buy a bed set that consists of a bed spread, matching bed skirt and pillow covers.   Walmart and Target have these sets they call “Bed in a Bag” for a reasonable price.  Buy a new shower curtain and liner.  Wash the liner or spray with bleach water if mold develops.  Display complete sets of matching towels that accent the shower curtain.  CLEAR ALL COSMETICS, TOILETRIES, ETC OFF THE VANITY.  If you have an over the toilet cabinet consider removing it and place a piece of artwork in its place.  If you have large oversized furniture and/or a king size bed in a small room consider getting rid of it now.  Clear off the dresser and nightstands of excess.  Open a book and lay it on the nightstand.  Eliminate wall and door hooks for clothes.
  • Remember first impressions in the entry way.  A small table with a mirror makes a nice entranceway.  Budget to have a vase of fresh flowers for showings.

DON’TS:

  • Use inexpensive silk flowers.  Nothing distracts buyers more than silk flowers that are past their prime and dusty.  Throw them out, now!
  • overlook window coverings.  Buyers today think less is more in window treatments.  They want the most light and the least covering on the windows.
  • Use low wattage light bulbs.  Dark, dim rooms are unappealing to homebuyers.  They want to see what they might buy.  Replace bulbs with recommended wattages and especially the burt out ones.  The newer low-energy bulbs don’t cast home or people in flattering light.
  • Think that everyone loves wallpaper.  No two people have the same taste in this regard.  If it is more than three years old, take it down and paint in a neutral color.  Wallpaper borders are out.
  • Don’t paint with bold colors.  Always use neutral colors for paint and carpet.
  • Finally, your home should be ‘white glove’ clean.  Clean and polish the windows, faucets, counter tops and furniture. Make sure any pet areas are tidy and odor free.

Real Estate Market Update for Chester Maryland

Average price per square foot for Chester MD was $181, a decrease of 12.6% compared to the same period last year. The median sales price for homes in Chester MD for Sep 09 to Nov 09 was $305,000 based on 16 home sales. Compared to the same period one year ago, the median home sales price decreased 6.2%, or $20,000, and the number of home sales decreased 20%.

There are currently 82 resale and new homes in Chester, including 7 homes in the pre-foreclosure, auction, or bank-owned stages of the foreclosure process. The average listing price for homes for sale in Chester MD was $507,482 for the week ending Dec 23, which represents an increase of 1%, or $4,972, compared to the prior week.

The median sales price for homes in Chester MD for Sep 09 to Nov 09 was $305,000. This represents an increase of 19.6%, or $50,000, compared to the prior quarter and a decrease of 6.2% compared to the prior year. Sales prices have appreciated 18% over the last 5 years in Chester.

The average listing price for Chester homes for sale was $507,482 for the week ending Dec 23, which represents an increase of 1%, or $4,972, compared to the prior week and an increase of 8.8%, or $40,885, compared to the week ending Dec 02.
